Obligation to have an electric car charging point from 2025 - does it apply to your property?

Many property owners or companies have not yet noticed that the new legislation brings with it the obligation to install an electric car charging point at the latest. 31.12.2024If this applies to you, there is no time to waste.

In this article, we will go over what the new regulation means in practice and who it affects – as well as how Renewe can help ensure that charging stations– and the solutions meet the requirements and bring added value to your property far into the future.

Who is subject to the obligation?

The charging point must be installed in non-residential buildings with more than 20 parking spaces attached to or on the same property and that consume energy to maintain the indoor climate, such as heating or cooling. Typical locations include commercial and office buildings, grocery stores, shopping centers and business premises.

There are exceptions to this obligation, such as:

  • Residential buildings where more than half of the floor area is for residential use
  • Buildings without heating or cooling (e.g. cold storage)
  • Defence Administration buildings
  • Micro-enterprises where both the owner and user are micro-enterprises (less than 10 employees and turnover less than 2 M€/year)

Exceptional situations are often considered on a case-by-case basis. Traficom You can use the charging obligation calculator to assess whether your property is covered by the requirement.

What kind of charging point meets the requirements?

An approved charging point must:

  • be intended for charging electric cars
  • be at least 3.7kW in power
  • includes Type2 or CCS connector, depending on the device
  • alternatively, it may be a public charging point that meets the requirements of the law

There has been surprisingly little communication about the obligation, and many companies may only wake up to it too late. Traficom has announced that it will start monitoring at the beginning of 2025, and there will be no additional time for delays. Now is the right time to assess the situation and proceed in an orderly manner.
